An attempt to restore an MSSQL database from the backup fails with the following error if there are open connections to the database:

Error: dbbackup failed: Unable to restore database 'database name' Exclusive access could not be obtained because the database is in use. RESTORE DATABASE is terminating abnormally.


Close all connections to the database before restoring.

You can check open connections to the database with MSSQL Management Studio:
Top > Management > Activity Monitor
